Home staging is one of the first steps to selling your home. You need to make the area inviting to possible buyers, so they can easily picture themselves in the space. There are a few rules and guidelines to staging a home, however. Here are a few tips.

1. De-Clutter

You need to get rid of all your junk and mess in the home. Everyone accumulates stuff, but now is the time to get rid of everything you don’t need. Begin packing up personal items and accessories too. If buyers see too many pictures of you and your family the will have a harder time envisioning themselves in the space. Remove all of your personal clutter.

2. Clean

This is a step you can do yourself, or you can hire someone else to do it. Whatever you decide, it needs to be cleaned well. This includes everything from carpets, to base boards, to shower grout. You need to scrub and deodorize everything. People can’t feel like they may be buying a dirty home.

3. Repair

Everything in your home needs to be working correctly. Make sure all the doors, drawers, and hinges work properly. Check the plumbing for any problems and clean out all the drains. Tighten the loose banister. Make any necessary repairs that you may have learned to live with, but somebody else isn’t going to pay for.

4. Furnish

Every room in the home has to have one specific purpose. Is this room an office, a bedroom, or a craft room? You may have used an area for all three, but furnish it as one for buyers. Pull the furniture from the walls and create groupings to make the room look bigger. If you do not have the proper furniture for a room, you can rent it while you show the home.

5. Accessorize

Use accessories to create a homey feel in your space. Place potted plants, bowls of fruit, and generic artwork around the home. Replace all the clutter you got rid of earlier with cute knick knacks that will lure buyers in.

6. Curb Appeal

The first thing a prospective buyer sees when they view your home is the outside. Keep the lawn trim, and take care of major yard work. Plant a few flowers and keep the weeds out of the way. Make the front door area particularly inviting with potted plants and outdoor decorations.

The purpose of home staging is to help the buyer see themselves in your home. Talk to your St. George real estate agent about the best ways to stage your particular home. Even though it may be a lot of work, remember you are earning yourself a bigger sell. Good luck!
