The small, friendly community of Apple Valley started out as a housing development between Hurricane and Hildale on SR-59. However, the homeowners grew concerned in 2003 over possible annexation by one of the neighboring towns, or the possible construction of a large truss factory, so the town of Apple Valley was officially incorporated in October 2004. 

Today, Apple Valley homes number about 300, with approximately 10 new residences being added each year. Several subdivisions are in the planning stages, just waiting for approval. The real estate market in this town is a little bit slower than some of the surrounding areas, but residents of Apple Valley enjoy this laid-back lifestyle. The single-family homes in this community are mainly farmhouse and ranch-style properties.

Apple Valley real estate offers residents plenty of space, with lots zoned for 1 acre and the ability to keep horses. Those in the market for a horse ranch, equestrian home, or farm might find just what they're looking for here.

In contrast to this, south Apple Valley has a charming subdivision called Cedar Point Estates. Still located off of State Street, this neighborhood is great for a number of lifestyles. It also features new construction properties (built in modern styles) alongside the more traditional ranches. Homes are quite large, with multiple bedrooms and bathrooms, and features such as solar panels or back-up generators are relatively common in Apple Valley homes. As this Southern Utah region sees more and more expansion, Apple Valley is becoming an attractive place to call home.

A small town, Apple Valley has seen a lot of growth over the past few years, getting its first big boost around 2010. From there, its population has continued to rise, and more and more homes are being constructed. 

Vacant land for sale in Apple Valley presents a unique opportunity. Up-and-coming, many are looking towards this area to construct their dream home or ranch. With lots that range from 1 acre and up, there's plenty of space for an amazing new custom home. Once again, some properties are zoned to allow horses or RV ranches. But vacant lots can also be an excellent investment or rental opportunity. Homebuyers can rent their home at their convenience and there are only a few restrictions.

This gorgeous Utah town offers buyers beautiful properties or vacant land for the chance to build their dream home. Apple Valley's location along State Street (SR-59) makes it easy for residents to visit the surrounding towns and cities, such as Hurricane, La Verkin, and Washington. The city of Hildale, which is located right on the Utah-Arizona border, is a 15-minute drive south from central Apple Valley. 

The community of Apple Valley has their own park (Apple Valley Volunteer Park) with grass, a shelter, a playground, and a seating area. Hikers, campers, cyclists, and off-road vehicle drivers flock to Apple Valley because of its outdoor recreation opportunities. The Gooseberry Mesa is particularly good for mountain biking, while the Smithsonian Butte provides dedicated off-roaders with spectacular views. As mentioned, rentals are a relatively popular option, because so many do flock to this area for the sights and attractions. Apple Valley also has an RV campground for visitors to the area.

Apple Valley History

Apple Valley was officially incorporated in the year 2004, but the community dates back to 1986. Initially, Apple Valley was just a couple of subdivisions, and would continue to grow slowly over the next decade. Things began to take off when the area started its fundraiser for their own fire department in 1993. This fundraiser started the area's annual tradition of hosting the Apple Valley Fair, initially held in Paradise Canyon.

Over the course of the community's short history, some residents have held the viewpoint that Apple Valley should be disincorporated. This was a topic voted upon on two separate occasions, however neither attempt reached the required amount of signatures.
